Teri FotheringhamPictured: 1185 West 141st Circle, Westminster, CO. Listed for sale by LIV Sotheby s International Realty for $1,625,000.LIV Sotheby's International Realty has recently listed 1185 West 141st Circle in the Huntington Trails development of Westminster, Colorado. This modern, newly-built ranch is located in the heart of Huntington Trails, a location many consider to be the best in the highly sought after Westminster area.

"Remarkable in design and thoughtful placement of this Huntington Trails residence is poised to become an iconic architectural landmark," said MileHiModern, LIV Sotheby's International Realty broker, Peter Blank. "International influences are evident throughout the home with strong Brazilian and Asian sensibilities, and yet, the residence remains grounded with Colorado Modernism- offering fresh energy and excitement to any buyer."

The newly-finished residence features exposed steel beams that connect the entryway to the main living area of the home. Colorado Buff Stone trim begins on the exterior of the home and wraps into the interior, offering exceptional architectural living. Colorado-inspired materials including stone, steel, wood and glass are incorporated throughout the home, offering a sense of modern-minimalist design.

The open floor plan of the residence allows for a modern custom kitchen to seemingly float within the space, which is ample in size and ideal for entertaining. The kitchen takes center stage and features high-end amenities including Quartz Countertops, Thermador appliances, custom cabinetry, and a generous walk-in pantry.

The lower level of the home features an open staircase abundant with natural light, offering ultimate basement living, with amenities including a theatre room, bar/kitchen, game room, guest bedroom and bath.

Perhaps one of the finest features of the residence is its connection to superior indoor/outdoor living. Sliding glass doors open to a fire pit, large courtyard, and covered terrace, which doubles as an additional living environment, complete with views of the Green Belt.

1185 West 141st Circle is being offered by the Entasis Group, a nationally recognized, award-winning architecture and development firm that specializes in luxury residential and commercial design. The home was designed by Colorado Architect, Brian Ojala, who was recently awarded Home of the Year by Colorado Homes & Lifestyles and featured on the July Cover.

Huntington Trails custom homes, located just off Huron Street, between 136th and 144th Avenues, features lots ranging from .25 to 1 acre, and offer residents unique amenities including a Community Center with pool, hiking trails, and easy access to nearby McKay Lake.

1185 West 141st Circle is listed for sale by LIV Sotheby's International Realty for $1,625,000. An open house will take place Sunday, August 14, from 1pm-3pm.

  • At Ranch Reserve in Centennial, Kentwood offering low-maintenance custom homes

What do you do if you’re ready to downsize out of your 4,000-square-foot palazzo on two acres, but you’re not ready yet for street noise, alley garages and a bunch of neighbors across the street? There are buyers like that, says custom builder Jason Squibb. And he’s created something to show them today on acreage in Centennial at the south end of Cherry Creek State Park.
“In Cherry Creek North, these would exceed the $3 million price point,” says veteran Kentwood broker John Fitzpatrick, who with Kentwood’s Bill Wilbur, will show you Ranch Reserve, a gated enclave for seven homes priced from the mid-$1-millions, designed for absolutely zero maintenance, in
surroundings that feel more like Virginia hunt country
    than Cherry Creek.
You’ll tour two that are ready for move-in now — each plan distinct (one has a main-floor master suite), paired together to keep maintenance and pricing down, while providing maximum privacy. The proportions of either are copious (the main-floor master plan is 4,758 square feet), and the look from the street is of a sprawling, contemporary estate.

  • At Stapleton’s Bluff Lake Neighborhood, Thrive lets you sneak a preview of a new model, homes from high $400s

One of the creative builders that’s helped Stapleton stand out as Denver’s fastest-selling new community is Thrive Home Builders — with a warm feel for interior space and super energy performance that’s won national awards four years running. Thrive is a fast seller all over Stapleton — and today they’ll let you sneak a peek inside their newest single-family model in the Bluff Lake neighborhood, close to University of Colorado/Anschutz medical campus.
This is an eye-opening neighborhood, not just for its parks and trails, but also the commuter access — to Anschutz (several Thrive sales have already come from docs and med-techs), and to I-225 via the new Fitzsimons Parkway and even downtown (my trip out at five-o’clock rush hour was only 25 minutes).  Thrive’s Megan Rand — she’ll have cupcakes and cookies out for the preview — showed me the views of Denver’s skyline from a park across from the model, and how close this is to the new Stanley Marketplace, reconfigured from an old airport hangar, a seven-minute walk. “It’s very cool,” she says. “Feels like a blend of an industrial space and a farmhouse.”

  • Anthem Ranch by Toll Brothers, Toll Brothers at Inspiration: Time slips away for all-ranch lifestyles

“We’re waiting for our ducks to line up.”
That’s a phrase Toll Brothers sales rep Tanya Miller has heard multiple times when she asks buyers who are visiting and re-visiting the ranch models at Inspiration, off E-470 north of Parker, why haven’t they bought yet? “The ducks are taking off,” Miller says. “Ready or not, you need to be talking with us right now.”
That’s true at Inspiration — seeing surprising traffic now from people from out of state — and doubly true at Anthem Ranch in Broomfield, where Toll Brothers is down to its last neighborhood of sites, some of the best ones it’s ever offered.
“It’s a good-news, bad-news story for buyers,” adds Melanie McKenna, who, along with Leslie Reed and Dez Kolar, will show you six models today at Anthem Ranch. The good news is that some sites have wide-open views across Boulder County open space to the Flatirons and Indian Peaks, and many can take a day-lit walkout basement — a great addition to a ranch. The bad news is that Toll Brothers has no other sites coming down the line at Anthem Ranch.

  • CalAtlantic Homes shows wider choices in all-ranch neighborhood a short commute from Interstate 25

If you’re all settled on the idea of moving to a ranch but you don’t like the density you’re seeing in those age-55-plus ranch neighborhoods, CalAtlantic Homes has something to show you today at Inspiration, the master-planned community south of E-470 at the Gartrell Road exit. CalAtlantic’s home designs at Inspiration are all single level, on wider sites than you may be seeing elsewhere, and all have a full-wide three-car garage, even some four-cars.
“Our home designs in Inspiration are all ranch, and they’re the epitome of luxury,” said Dan Nickless, Denver division president. “Our attention to detail, along with the community master-planning you’ll see, is going to resonate with home shoppers.”
Nickless says buyers who have discovered CalAtlantic at Inspiration are reacting very favorably to CalAtlantic’s lot sizes — averaging around 8,000 square feet, in a community where trails and open space give a lower-density feel to begin with, and where residents have a new pool club, plus parks and trails already open on site. As if on cue, a buyer who lives in Castle Pines walked into CalAtlantic’s four ranch models and said he’d be bringing his wife back for a look this weekend. “This is an education for us,” he said.
